Europe’s real estate market in 2025 is defined by stabilisation, lifestyle appeal, and strategic investment opportunities. From Portugal’s growth and Greece’s yields to Spain’s stability and Italy’s renovation value, investors are focusing on quality, residency, and long-term returns.

Europe’s property market has entered a new, more rational cycle. After the price surges of the late 2010s and pandemic-era highs, 2025 is marked by stabilisation, cautious optimism, and targeted investor interest in lifestyle-driven, visa-friendly markets.

According to the PwC & Urban Land Institute Emerging Trends in Real Estate Global Outlook 2025, “European real estate has moved from shock to stabilisation.” Most major EU economies have achieved soft landings, inflation is moderating, and foreign capital is returning—albeit more selectively. 🇵🇹 Portugal – Strong Growth and Solid Demand

Portugal remains the standout European performer.

Foreign buyers — led by British, French and US nationals — now account for 14 % of transactions.

Golden Visa reforms in 2023 shifted interest toward permanent relocation and digital-nomad residency.

Rental yields in central Lisbon average 5 %, and long-let demand outpaces new supply.

Rental yields average 6–7 %, among the highest in Southern Europe.

Tourism remains robust—2025 visitor numbers surpassed 2019 records—with infrastructure upgrades around Athens Riviera and Crete continuing. Capital-gains tax relief for energy-efficient renovations is drawing EU-funded buyers into refurb projects.

🇪🇸 Spain – Stability with Selective Strength

Spain entered 2025 with steady price growth and renewed international demand.

🇨🇾 Cyprus & 🇲🇹 Malta – Boutique Island Opportunities

Cyprus and Malta both retain residency routes and favourable tax environments.

Cyprus (Hellenic Bank Data 2025): apartment prices up 6 %; rents +8 %.

Malta (NSO Data 2025): rents rose 5 %, with steady expat occupancy.

Both markets appeal to retirees and EU citizens seeking climate, English language and EU mobility. Tourism and digital-nomad visas keep seasonal rental markets active.
